Calgary realtor sites should capture seller and buyer leads. IDX is optional. Speed and a clear next step are not.
A realtor website in Calgary is not a second Realtor.ca. It is a place to capture the people who already want you — sellers who saw your sign, buyers who met you at an open house, and searchers who typed your name.
If the site is a slow IDX clone, they will go back to the board site.

What has to be on the first screen
Your name and brokerage. The neighbourhoods you actually work. A seller CTA and a buyer CTA — not six. A photo that looks like you, not a stock skyline.
Phone and Instagram can live in the header. They should not replace the form.
IDX: when it helps and when it hurts
IDX helps if you have the budget to keep it fast, the compliance hosting, and a follow-up system for saved searches.
IDX hurts when it adds five seconds of load, duplicates every listing in the city, and produces tire-kickers you never call.
Featured listings you control — your actives, your solds — are enough for most solo agents.
Lead offers that are not embarrassing
Sellers: a straightforward home evaluation request. Buyers: a consult or a short neighbourhood note you actually wrote.
Do not gate a 40-page market report from 2022. Do not use a pop-up on mobile that covers the phone number.

Neighbourhood pages, used carefully
One good page for the community you are known for beats ten thin "living in ___ " posts. Write what you know: schools you mention on tours, the quirks of the housing stock, how you work with sellers there.
Speed
IDX scripts, video backgrounds and three chat tools are why agent sites fail on phones. Buyers compare you to realtor.ca. You have to feel faster than "good enough."

Only if you will maintain it and you have a plan for the leads it creates. A slow IDX search that duplicates Realtor.ca rarely wins. Many agents do better with featured listings, neighbourhood pages, and a strong seller/buyer lead offer.
How much does a realtor website cost in Calgary?+
A custom agent or small-team site typically costs $3,500 to $8,500 CAD. Full IDX, IDX-compliant hosting and CRM wiring are extra. Franchise template sites cost less and look like every other agent on the team.
What lead capture works for realtors?+
Home evaluation for sellers, a buyer consult or neighbourhood guide, and a simple 'book a call' path. Gated PDFs nobody asked for do not convert. Send leads straight into the CRM you already use.
